Property Condition Assessments are performed to determine if conditions exist that may have a significant impact on a facility's continued operation. Our staff is highly trained to evaluate and record visible materials and/or system defects, excluding FF&E (furniture, fixtures, and equipment) items that might significantly affect property value. A typical EFI Global property condition assessment includes a visit to the site, interviews with personnel and tenants, inquiries to the local building department, zoning department, fire marshal's office and a review of available construction documents (plans and specifications) provided by the client. We will also conduct visual inspections of building system components including: - Site development
- Building exterior and interior
- Building structure
- Roofing
- Conveyance systems
- Mechanical
- Electrical and plumbing systems
- Evidence of termite infestation
- Life safety/fire protection
- General ADA compliance
